What do you mean by “turn-key”?

We mean from A to Z. The full monty. The whole kit and caboodle. Specifically, we deal with the following issues so you don’t have to: Floor plans, municipal building codes, water and sewage installation, inspections, landscape design…in other words, we guide you through the entire process beginning with just your raw piece of land (and we can even help you in your search for that!). Lot preparation, permits, engineering, home design, etc. -- not a problem! And we'll even install your mailbox, to boot!

We encourage you to inquire with other builders in the Columbia, SC area about the level of “hand-holding” they provide while they build on your own land. Most don’t do half of what we do and if they do, they charge extra.

I haven’t purchased my lot yet. Will I need to obtain separate financing to pay you to build my home?

No. What you’ll need is a “construction to permanent” loan from the lender of your choice. This is a loan based on the future value of your home (once built upon your land). We’ll work with your lender to ensure a smooth process, and they will give us draws based upon the percentage of completion at given points throughout the construction phase. This means that you’ll never have to worry about writing us a check. Upon final completion, you will have only one loan to pay. Need a lender? Do you offer floor plans?

Yes, and we have many to choose from. Feel free to browse our green floor plans. Can we use our own floor plans?

Absolutely. In fact, if you don’t use one of our plans, we’ll pay for the custom plans that you independently find, and then we’ll build from those! Also, as a builder of custom green homes in Columbia, SC, we can incorporate our energy saving, eco-friendly features into any house plans.

Our land isn't located within Columbia, SC. How far outside of the area do you work? 

We can build on your own land if it's located within an approximate radius of 40 miles from Columbia, SC. This includes the following towns and cities: West Columbia, SC, Lexington, SC, Cayce, SC, Irmo, SC, Chapin, SC, Ballentine, SC, Newberry, SC, Sumter, SC, Blythewood, SC, and Northeast Columbia. We've been known to travel outside of these areas, so don't be too bashful to ask!
